SPC flooring is made from natural limestone minerals and PVC composite materials. In recent years, it has become a popular flooring choice for both residential and commercial spaces thanks to its affordability, outstanding durability, waterproof performance, and easy installation and maintenance.
However, some SPC flooring users have reported premature flooring failure caused by issues such as damaged locking systems or thermal expansion and contraction. In reality, most SPC flooring problems are the result of improper installation or incorrect maintenance.
So, how long should SPC flooring last under normal conditions? More importantly, how can you clean and maintain it properly to maximise its lifespan?
In this guide, we’ll cover the best practices for maintaining SPC flooring and help you keep it looking its best for years to come.
A high-quality SPC floor can typically last 10 years or more, while lower-quality products may begin to show signs of damage within just 2–3 years.
When choosing SPC flooring, consider the following factors to ensure long-term durability.
Choose reputable brands that provide clear documentation of their manufacturing origin. Ideally, the product packaging should clearly indicate where it was made — for example, “Made in Europe.”
European-manufactured SPC flooring generally offers higher quality because it is typically produced in accordance with strict European manufacturing standards. Construction quality, stone powder composition, and material ratios can vary significantly between manufacturers, making brand reputation an important consideration.
The click-lock system is one of the most important factors affecting the durability of SPC flooring.
To avoid premature joint failure, choose products that feature high-quality patented locking systems from internationally recognised manufacturers, such as the Valinge 5G locking system.

SPC flooring typically consists of UV coating / wear layer, decorative printed layer, rigid core, and attached underlay. The total thickness should generally be 5–6mm or more. However, thickness is not the only indicator, and thicker does not always mean better. More important than thickness are the quality of the locking system and the underlay material. Many entry-level SPC floors use IXPE underlay, which is thinner (typically less than 1mm) and more susceptible to ageing, deformation, and deterioration caused by temperature fluctuations.

Premium SPC flooring brands often replace IXPE with a separate professional-grade PU + PET underlay. Compared with IXPE, PU + PET offers better click-lock protection, improved walking comfort, superior moisture resistance, better sound insulation, more even pressure distribution, and a longer overall product lifespan.

Although SPC flooring is a rigid flooring material, its surface is generally protected by a UV coating, meaning it is not completely scratch-proof. Compared with laminate flooring, its surface wear resistance is generally lower.
For added durability, consider products featuring enhanced surface technologies such as Titanium Nano Layer, which provides additional scratch and wear resistance.

Since SPC flooring contains PVC, low-quality products may contain harmful substances such as formaldehyde or plasticisers. Before purchasing, always ask whether the flooring has been independently tested and certified for formaldehyde emissions and plasticiser content. Buying from a reputable supplier provides additional peace of mind.
SPC flooring requires a perfectly level subfloor. Installing SPC flooring over uneven surfaces can create hollow spots beneath the floor. Over time, repeated foot traffic places excessive stress on the click-lock joints, eventually causing them to crack or break.
If the existing floor is tiled or covered with another flooring material that has loose sections, cracks, or uneven areas, it is recommended to remove and repair the original flooring first. Alternatively, level the subfloor using a self-levelling compound before installation.
Proper subfloor preparation is one of the most important factors in extending the lifespan of SPC flooring.

Prolonged exposure to direct sunlight can cause thermal expansion and contraction, leading to colour fading or slight deformation over time. If your flooring is installed near large windows or receives strong sunlight, use curtains or blinds to reduce prolonged UV exposure. In addition, avoid using high-temperature cleaning equipment or applying floor wax, as both can damage the protective surface coating and shorten the floor’s lifespan.
Proper maintenance is simple and helps keep your flooring in excellent condition.
Clean the floor with a damp mop or soft cloth. A mild neutral cleaner may be used when necessary. Avoid using abrasive scrubbers, steel wool, or stiff brushes that could scratch the surface. When moving furniture, lift rather than drag heavy items to prevent scratching and damage.
Always use pH-neutral cleaning products. Strong acidic, alkaline, or highly concentrated cleaning agents may damage the protective surface layer and cause discolouration.

SPC flooring already features a protective factory-applied surface coating. Applying wax is unnecessary and may actually damage the finish. Although SPC flooring is waterproof, high-temperature steam cleaners may cause deformation over time. After cleaning, simply allow the room to dry naturally with good ventilation.
